I assume many of Zillow's database edits/updates occur as homes are put on the market, so that would be the most up-to-date info.

One third (30%?) of Zillow's database has been edited by users. And note TelecomFreq mentioned that 70% of listing are up to date. Put two together, I got even more condused: Which part is more accurate? The one edited (or updated) by users or the one from orginal data. How was the initial data created?

I agree. Zillow's numbers are not the same value as a real appraisal, but they give the average consumer a starting point. You can also find information that was not readily available to the average consumer, such as tax situation, last buying price, listing time, etc. I think Zillow is worth more in this challenging market.

I think RentJuice will really diversify and reboot Zillow.  Not only is the rental market assuming even greater importance as the economy picks up the pieces from 2008 but rentals have an urban focus which Zillow conspicuously lacked before.

I agree. Homeowners have a tendency to overestimate value and then those higher values impact the zestimates of surrounding homes. Zillow is interesting, but more for trends than specific property data.

In my experience, the data isn't that accurate yet.  Still, I agree with TelecomFreq that Zillow is a great starting point.

Maybe it's like voice quality on a mobile phone.  We can all complain about it, but it's not the most important feature of the product.

I used Zillow a good deal when I was looking for a home as part of my relocation from the north east to the mid west. I found the site to be a great starting point, the information was about 70% up to day from what I saw. But they have built a great database and that is the biggest thing for a site of that nature.

@Noreen: Zillow says roughly a third of its database (about 33 million homes) has been edited by either real estate pros or property owners to provide updated information. This should only improve as more real estate agents and consumers use the service.
